How we count

Every home advertised for sale in HA8 in the last 8 days that shows a sign of work or of a seller who may take less: the advert's own words, an energy rating of E, F or G, an auction, a price cut, a long time on the market, probate or no chain. New builds, shared ownership and retirement homes are left out. A good lead scores 50 or more out of 100 on four checks: price against the street, the gap to the done-up value, gross yield, and work and seller signs.
