How we count

Every home advertised for sale in HA5 in the last 8 days that shows a sign of work or of a seller who may take less: the advert's own words, an energy rating of E, F or G, an auction, a price cut, a long time on the market, probate or no chain. New builds, shared ownership and retirement homes are left out. A good lead scores 50 or more out of 100 on four checks: price against the street, the gap to the done-up value, gross yield, and work and seller signs.

The gap under the street compares each asking price per m² with what similar homes nearby sold for per m². The yield uses the rents of similar homes advertised nearby, or the area average where there are too few. These are starting points, not valuations. Check every home before you offer.
