Weekly deal list

Fixer-uppers in your district, on one list every Monday

Pick a postcode district in England or Wales. Each week we go through the homes for sale there, keep the ones that may need work, and put gemhome's numbers next to each one: the energy works to reach C, a done-up value from sold prices and a gross yield.

£29 a month for one district, or £49 for up to three. Your first list is free for 3 days, with no card.

How it works

Pick a district

Type the first half of a postcode, like M14 or E17, and your limits: highest price, property types and bedrooms.

We go through the market

Each week we read the homes for sale across the district and keep the ones with a sign of work: the advert's own words, a poor energy rating on the register, or an auction.

Your list on Monday

It is on your deals page and in your inbox every Monday morning, with what is new since last week and any price cuts.

Two lists for your district

The first is homes on the market now. The second is homes that are not for sale, where the public record suggests a long-held home that may need work. Both samples below are made up.

For sale now, may need work

On the market, with a sign of work in the advert, the energy register or an auction, and gemhome's numbers.

Likely to come up

Not for sale. Nobody here has said they'll sell. These are homes the public record suggests may need work and have been owned a long time.

What puts a home on the list

Signals, each with its source

A home joins the list when at least one of these holds. The card says how many do.

The advert's own words
Phrases like "in need of modernisation" or "requiring complete refurbishment", quoted exactly, never reworded.
The energy register
An E, F or G rating on the home's certificate.
Auction
Homes offered at auction, with the guide price marked as a guide.
Price against the street
How the asking price per m² compares with recent sales on the same street.
Time and price cuts
Days on the market, and cuts we have seen in our own weekly record.

Numbers on every home

Worked out from public records, so you can rule homes in or out before you book a viewing.

Energy works to reach C
The certificate's own recommended measures, priced. It is not a refurb cost.
Done-up value
A range from Land Registry sales of homes this size nearby.
Gross yield
The ONS area rent for this size, over the asking price.
The full check
Any home opens into gemhome's full report, free like every check.

Careful by design

Signals, not verdicts

We show what the advert and the records say, and where it came from. We never say a home has a defect. Check before you offer.

Not for sale means not for sale

The second list never shows an owner's name, phone number or email. An owner can ask us to remove their home at hello@gemhome.co.uk, and it comes off every list.

What it leaves out

Homes with no energy certificate cannot appear on the second list. No list catches every deal, so treat it as a head start, not the whole market.

Questions

Which areas can I pick?

Any postcode district in England or Wales. Scotland and Northern Ireland are not covered.

How soon is my first list ready?

A district nobody has asked for before takes a little while to put together the first time. After that it refreshes every Monday.

Does it include every home for sale?

It covers the homes advertised for sale in the district, apart from new builds, shared ownership and retirement homes. If a week's read is incomplete, the list says so at the top.

Can I follow more than one district?

Yes. The £49 plan covers up to three. On the £29 plan you can upgrade from any district's page, and the difference for the rest of the month goes on your next bill. The free 3 days apply to your first district.

Can I swap a district?

Yes. Remove it from your plan on your deals page and add another. Your price stays the same.

How do I cancel?

Manage billing on your deals page, any time. There is no annual plan and no notice period.

Can I contact the owners on the second list?

gemhome never shows an owner's name, phone number or email. A posted letter option is on its way, with a way for the owner to opt out.

Is this investment advice?

No. It is a list of homes with public-record signals and our estimates. Check every home yourself before you offer.
