How we count

Every home advertised for sale on Rightmove in AL10, still listed when we last read the district, that shows a sign of work or of a seller who may take less: the advert's own words, an energy rating of E, F or G, an auction, a price cut, a long time on the market, probate or no chain. New builds, shared ownership and retirement homes are left out. A good lead scores 35 or more out of 100 as a flip or as a let: a margin of about 9% after every cost, or a net yield of 3.9%.

The gap under the street compares each asking price per m² with what similar homes nearby sold for per m². The yield uses the rents of similar homes advertised nearby, or the area average where there are too few. These are starting points, not valuations. Check every home before you offer.
