Nobody is selling you these homes
We are not an agent, and no seller or agent pays to be on your list. It ranks homes by their records alone and shows its working, so you can disagree with it.
A short list, not a database
Deal-sourcing databases show every home that matches a filter, often hundreds, and leave the sums to you. gemhome reads them all and hands you the ones worth a call, below market value or in need of work, with the working on each.
- Scored for your plan, with the working
- One score for a flip and one for a let, each with the figures behind it. Rank the list for the one you have in mind.
- The exact home
- Each advert is tied to that home's own energy certificate where it can be, so the size and rating are its own, not the street's.
- One timeline
- Every agent's advert for the same home is joined up, so you see each price and each cut in one place.
- How far to trust it
- Every score says how much of the record it could check, and where it had to make do.
What puts a home on the list
A home joins when at least one of these holds, and each home shows which, with where it came from.
The advert's own words. Phrases like "in need of modernisation" or "requiring complete refurbishment", quoted exactly.
The energy register. An E, F or G rating on the home's certificate.
Auction. Homes offered at auction, with the guide price marked as a guide.
Price against the street. How the asking price per m² compares with recent sales nearby.
Time and price cuts. Days on the market, and every cut we or the portal have seen.
A seller who may take less. Probate, no chain, a repossession, a price cut, or a home back on the market.
Then two scores out of 100, one for each plan
- Flip
- What selling at the middle of the done-up sales nearby leaves after the price, a rough refurb, stamp duty at the second home rate, legal and survey, selling costs and six months of bridging at 0.85% a month with a 2% fee, as a share of the money in. Full marks at a 25% margin.
- Let
- The rent of similar homes advertised nearby, or the area average where there are too few, less empty months, 20% for full management, repairs, insurance and safety certificates, the ground rent and the service charge, over the price, buying costs and refurb. A flat whose advert gives no service charge is scored on a typical one for flats there. Full marks at 6.5% net, and 40 at most when the rent fails the lender's test.
- Taken off both
- 10 for a lease under 80 years, 20 for a home many lenders hold back on. Over 25% under the street, both stop at 50 until the size and the sales are checked.
- Shown, not scored
- Seller signs: price cuts, time on the market, probate, no chain. They say a seller may move, not that a home is worth more.
Careful by design
Signals, not verdicts. We show what the advert and the records say, and where it came from. We never say a home has a defect. Check before you offer.
Owners stay private. Homes likely to come up never show an owner's name, phone number or email. An owner can ask us to remove their home at hello@gemhome.co.uk.
What it leaves out. New builds, shared ownership and retirement homes. No list catches every deal, so treat it as a head start.
Questions
Which areas can I search?
Anywhere in England or Wales. Type a postcode, a district like E17, or an area like Harrow. Scotland and Northern Ireland are not covered.
Where do the homes come from?
Rightmove's adverts for every district round your postcode, read afresh each week and when you save a search. Near a paid search we read Zoopla too. Each advert is then tied to the home's own energy certificate and to Land Registry sold prices where it can be, so the size, the rating and the street price are the home's own.
How far from my postcode do you look?
As far as it takes to find 10 good leads, starting within a mile and reaching up to 30 miles. The table shows how far each home is.
How soon are my first 10 ready?
Within a minute or two where we have read the area before. An area nobody has searched takes 10 to 25 minutes the first time, depending on how many homes are for sale there. The page shows how far it has looked, and we email you the homes when they are in.
What counts as a good lead?
A home that scores 35 or more out of 100 as a flip or as a let: a margin of about 9% after every cost, or a net yield of 3.9%.
How much does it cost?
Standard is £24.99 a month for 3 searches and up to 50 good leads a week. Pro is £44.99 a month for 10 searches, 100 a week and new homes checked every 30 minutes through the day. The first 10 homes are free for 3 days, with no card.
How do I cancel?
From your account page, any time. There is no annual plan and no notice period.
Is this investment advice?
No. It is a list of homes with public-record signals and our estimates. Check every home yourself before you offer.
